St. Albert real estate shows balance, opportunity for summer

A pair of St. Albert real estate agents say the city’s housing market is mostly balanced heading into the summer, although high demand in some niches is creating opportunities for sellers.

"The market overall is in good shape, with some price ranges and styles more active than others," said Ryan Boser of Sarasota Realty.

For example, Boser noted the continued demand for single-family homes and acreages in proximity to St. Albert, such as Sturgeon County. He also refuted the notion that sellers missing the spring market have missed their best opportunity.

"There are lots of benefits to selling in the summer versus other times of the year," Boser said.

Erin Willman, of RE/MAX’s Erin Willman and Matthew Barry Real Estate Group, said sellers in lower-price segments could also find themselves at an advantage.

"The lower-priced product under $400,000 is still moving quite quickly," Wilman said. For sellers within this bracket, this implies an opportunity to capitalize on this heightened demand and secure a quicker sale.

She also highlighted one shortage in the market: adult condos, specifically bungalow-style properties. This real estate niche is experiencing swift transactions because of low inventory.

"This product is moving extremely quickly," Willman said, signalling a potentially profitable opportunity for sellers.

Willman and Boser expect the St. Albert real estate to remain consistent throughout the summer. However, they underscored the importance of staying alert to inventory shifts and their potential impacts on the market.
