St. Albert city council approves Nouveau redistricting

The motion for the redistricting of the Nouveau Neighbourhood in the North Ridge Phase 2 Area Structure Plan passed unanimously.

The redistricting will allow for the redistricted land to be used for single and semi-detached homes, townhouses and apartments, and a park.

St. Albert city council has approved the redistricting of its Nouveau neighbourhood, located north of Villeneuve Road, with the new plans allowing for a new public park in the area.

The area of the redistricting is located north of Night Bloom Drive. It was mostly districted as Future Urban Development (FUD). The proposal application, which engineering consultants made on behalf of the property owner Badger Lands Development Corporation, is to change sections of the land to medium-density residential (MDR) to allow for townhouses and apartments, Senior Planner Lenore Mitchell presented to council on April 1.

Other areas are to be redistricted from FUD to small lot residential (SLR), for single detached and semi-detatched dwellings, and neighbourhood commercial (NHC), for "health services, professional office, and general retail," Mitchell said.

There is also space redistricted to allow for a 2.8 hectare public park. 

Coun. Mike Killick noted that the park area looked "significantly larger than a developer would normally allocate to park."

"It looks large because it's all one piece, but it's still not more than 10 per cent of what they can dedicate. Because a lot of times our neighbourhoods we break them up and spread them around," Mitchell said. 

Killick commented that it was good the developer decided to keep it all together.

The proposed redistricting areas also align with the North Ridge Phase 2 Area Structure Plan. Mitchell said notices of the amendment were circulated in October to internal departments, external agencies, and landowners within a 100 metre radius of the subject property. She said that no concerns were raised, and that administration was in favour of the proposed changes.

The motion to approve the redistricting passed unanimously.

"I was up there yesterday and it's exciting to see the continued growth of this community," Coun. Ken MacKay said.
