With the first phase of residential development complete, Jensen Lakes will be celebrating its grand opening this weekend.

Ten show homes will be open on Saturday – four duplexes and six estate homes – and each builder involved in the development will have a home to show on the weekend, said Melcor’s regional manager Sue Monson.

“We want everyone to see the great builder group that we’ve been working with in Jensen Lakes,” she said. “We have seven premier builders and each of them offer something unique to the market.”

Jensen Lakes is St. Albert’s first beachside community.

The development is located north of Villeneuve Road and northwest of Walmart. It features a mix of residential housing and some commercial and amenities such as 40 acres of parks and ponds, five kilometres of pathways, a 20-acre freshwater lake, beach club and private island.

The first phase of residential development was recently completed. Paired homes and estate homes are currently being sold in the Boardwalk Phase One and the Shoreline Phase One respectively. Both neighbourhoods are located in the north-east quadrant of the development.

Melcor plans to introduce other housing options shortly, namely single family detached homes and townhouses.

“It will have a really healthy cross-section of housing so that we can meet the needs of anybody who wants to live there,” said Monson. “There will be a number of affordability brackets all represented in the same neighbourhood.”

Homes are expected to start at $375,000. Price tags for larger estate homes, which will be located on the island, could go up into the millions.

The school site, which will house both Sister Alphonse Academy and Joseph M. Demko School, and a commercial site are both underway and expected to be complete in 2018.

Melcor recently announced an agreement with Landmark Cinemas for an eight-auditorium movie theatre located within Jensen Crossings, which will be located at the corner of Jensen Lakes Boulevard and the St. Albert Trail. Other future tenants have yet to be confirmed.

The private beach and lake area will be developed in 2018 or 2019, said Monson, who indicated that excavation for the lake itself has already started.

Seven builders are involved in the Jensen Lakes development: Daytona Homes, ReidBuilt Homes, Augusta Fine Homes, Canyon Spring Homes, Kanvi Homes, Kimberley CustomBuilt, and Sarasota Homes.

The total development accounts for 500 acres of land in the northwest of the city.

Jensen Lakes’ grand opening event will be held from noon to 4 p.m. on Saturday, Oct. 1 and will feature food and drink, prizes and free family portraits.
