Proposed Riverbank Landing Unveils New Concepts in Condo Development

If 2020 has shown us anything, it is that the world needs to change. Within a few short weeks of the pandemic-induced shutdown, nature flourished in urban areas.

St Albert City Council denied rezoning approval for Riverbank Landing as proposed. Together with our architectural team, Arc Studios, Boudreau Communities will begin a redesign, aiming to maintain our focus on a Modern Urban Lifestyle. Check our website, updates will be shared when available.

Without our usual distractions like big budget movies and crowded sports arenas, we turned back to connecting with friends and family by any means necessary – video calls, car parades, group games online. It took a world on pause for us to realize what really matters. Boudreau Communities is committed to keeping that momentum going with its recently proposed project, Riverbank Landing.

Always a strong proponent of incorporating nature into its developments, the proposed Riverbank Landing takes this concept in a bold new direction.

“We recognize that we need to live in harmony, not competition, with nature,” says Boudreau Communities’ CEO, Dave Haut. “Therefore, Riverbank Landing has not been designed to maximize the number of suites possible on the site, but instead puts the emphasis on balanced living. Just 25 per cent of the site would be covered in buildings. More than 30 per cent would be green space.”

The Riverbank Landing proposal blends the structures into the natural landscape of the river valley and aims to provide relaxing water and stunning city views. The green space would enable residents to enjoy the great outdoors without having to leave the city and travel to the countryside. Respecting the natural flora and fauna means that nature would always thrive on site, attracting birds, populating flowers, and providing a welcome respite from the cares of daily living.

The balance and harmony are designed to continue inside. Each suite is well appointed with oversized grilling decks and large windows that let in abundant amounts of natural light. The social areas have been tweaked with social distancing in mind; suite owners could work out in the on-site gym, enjoy the rooftop deck, or walk through the lobby while maintaining a six-foot distance. Pets, a vital part of wellbeing for many people, are welcomed. There’s even a dog wash so nobody has to stress about their puppy rolling in the grass when they step outside to enjoy the 60+ kilometers of groomed trails nearby, or the wildlife corridors incorporated into the site design.

The Riverbank Landing proposal is designed with every living situation in mind. There are micro-lofts, family suites, one-and-two bedroom options, and suites with dens.

This year has also shown us the importance of supporting our local businesses. The Riverbank Landing site is walking distance to The Shops at Boudreau, an absolute haven of boutique retailers, quaint eateries, and local vendors with high-quality goods and services.

While getting around on foot is easy, traffic movement has been considered as well. The proposed development includes city-endorsed, third-party reviewed traffic flow solutions designed by an engineer to accommodate residents and those travelling around the complex.

The proposed multi-staged construction phases and on-site professional service center are estimated to generate more than 200 jobs annually, and the project itself anticipates adding $249 million to the local GDP. More than $2.0 million in property taxes would be paid to the city annually, and Boudreau Communities planned $500 million investment into the project signals its confidence in this progressive concept of natural, balanced living.

Boudreau Communities is ready to invest in St. Albert with Riverbank Landing. Please support this proposed development that will provide harmonious, inclusive living spaces and inject millions into the community in taxes and jobs. We want to pave the way and set an elevated standard in eco-friendly, balanced, community-focused condo living. Contact city council today to show your support of Riverbank Landing
