Melcor Developments has added a little more than a quarter section of land to its St. Albert holdings for a future residential development.
Finalized on Jan. 31, the deal involves the purchase of 165 acres of land immediately behind Walmart on Villeneuve Road. The land was previously owned by the Tappauf family and is part of the Sturgeon County lands the city annexed in 2007.
Peter Daly of Melcor Developments said the original landowner retained a small parcel as a part of the transaction, immediately behind the shopping centre.
“Probably some of it is for future expansion of that commercial. The land we bought is primarily residential.”
The company is working on two projects in St. Albert — The Manors of Oakmont and The Brickyard of Erin Ridge. The Brickyard is a partnership with Sarasota Homes.
Daly said the company has a long road ahead to begin construction on its newly acquired lands, especially since it’s located in the annexed lands. The only other development in St. Albert’s north end is Erin Ridge North.
“Although there is a municipal development plan that shows generalized kinds of land uses, we have to go through the area structure plan process,” Daly said.
In so doing, Melcor will be able to identify major roadways, servicing plans and how it will work with the city before it starts identifying neighbourhood nodes.
“There are utilities on the boundary and roads,” Daly said.
As for the vision of the future development, Daly had little to say.
“I can’t be very specific about it.”
