Average house prices lower compared to January 2012

Average single-family homes prices in St. Albert dropped by 0.7 per cent compared to the same month last year, the Realtors Association of Edmonton reported this week in their monthly housing bulletin.

Thirty-eight units were sold in the last month, compared to 43 a year earlier.

The average selling price of a single-detached home in January was $434,894. In 2012 that price was $438,039.

The median price for singles in January was $391,500.

Seventeen condos were sold in January, eight more than the year before.

The average price for a condo was $284,405 , with a median price of $281,000.

The all-residential average price in St. Albert was $382,642 as compared to $407,109 in January 2012.

In the Edmonton Census Metropolitan Area, average prices and sales were up for most residential properties in January.

Single family dwelling prices dropped by almost two per cent from December but were up 7.7 per cent when compared to January 2012.

The average price for a single family home was $399,832. An average condo was priced at $216,139.

“If there is an impending national housing crash, it is not evident in Edmonton,” Association’s President Darrell Cook said in a press release.

“The number of price reductions is four per cent lower than the same month last year.”

The number of residential properties in the City of Edmonton that sold at or over list price rose from nine per cent in January 2012 to 12.6 per cent this year.
