The town of Morinville will soon have a new mixed commercial and residential development for adult and senior living.
The four-storey building, located on 10507 - 100 Avenue, just north of the arena, will offer 36 one and two-bedroom rental suites, underground parking and advanced geothermal heating.
The main floor will house 10,700 square feet of commercial retail space. At this time, no tenants have been announced, said Scott Endres, associate with Royal Park Realty, the listing agent for developer Trade Developments.
“We obviously plan to have some sort of coffee house, preferably professional offices towards the back,” he said. “There are a lot of different options we could have but as of yet there is no one signed up yet.”
Royal Park Realty got involved with the project two weeks ago but the developer has been looking at the property for at least one year, he added. They are still finalizing the pricing for the building and the apartments.
Suites will range between 621 and 892 square feet in size and offer air conditioning and six appliances. The parking garage below the building will be heated. The building style will be influenced by French architecture.
“Construction should start here this spring, in the next couple of months with completion expected for spring of next year,” said Endres.
